Property Management - Deliver a New Tenant Welcome Package

Whether you are the property manager of a residential building or a commercial building; whenever you get a new tenant, you really ought to deliver a welcome package to them. Why is this important? They need us more than we need them, right? Wrong!!! Any successful business absolutely depends upon how clients are treated by their respective hosts. This includes the tenants of a building. If the tenants are not treated well, word will get out. Then; not only will you not get many new tenants, but you might lose the tenants you already have. Obviously this is not good for you. Part of treating tenants properly includes delivering a welcome package to them once they have moved in. It does not have to be expensive. Remember, it is the thought that counts.

What should the welcome package contain? Right off the bat it should contain a note or card that expresses your gratitude that they have selected YOU as their property of choice. Next should be some type of small gift; preferably edible so that their whole family or staff can enjoy it. It could be freshly baked cookies or bagels or chocolate treats; something along those lines. This is also a great opportunity to remind your new tenants of the rules of your building. A brief summary of details like: when rent is due, how it can be paid, rules about pets or noise or anything of that sort. Typically a one-page reminder type of letter is appropriate. They can file that with any other pertinent information they have regarding your building - and NOT in the "circular file" (garbage can.)

Another thing your welcome package can include is helpful information on your community. It can have details on schools, libraries, shopping and medical facilities, any parks or recreation centers in the neighborhood. It can contain information like emergency telephone numbers to call, any events that go on in your city or town, cultural facilities, sports complexes, or any kind of information like คอนโด ลาดพร้าว that. Most often some kind of a booklet containing all of this information is available either for free or for a minimal fee. Check with your local Chamber of Commerce or government offices (such as City Hall or the Mayor's office.) If they do not have this on the premises they can likely inform you of where you can obtain it.

WHEN should you deliver your welcome package? It is true that "timing is everything," including delivery of your welcome package to your new tenants. You must strike the perfect balance between waiting too long after they have moved in and not waiting long enough (and then being in the way when they are moving in.) When in doubt, wait until they have finished moving into your building. DO make sure it is delivered though. The worst thing that can happen is for your tenant to feel as if you do not care that they now occupy space in your building. Appreciation is everything, even in the real estate world.
